The court observed that homeowners are entitled to renovate or modify their residential properties as long as the work complies with the law and the necessary permissions have been obtained.</p>
<p class="isSelectedEnd">The petition had been filed by Mumbai-based activist Santosh Daundkar, who alleged that the approvals granted for the project violated environmental regulations and statutory procedures. The plea also questioned the validity of the CRZ clearance issued by the Maharashtra Coastal Zone Management Authority (MCZMA), claiming the proposed expansion did not adequately comply with environmental norms.</p>
<p class="isSelectedEnd">During the hearing, the Supreme Court expressed reservations about the challenge and declined the request to send the matter back to the NGT for reconsideration. The Bench clarified that its decision was based solely on legal merits and was not influenced by Shah Rukh Khan's celebrity status. It also noted that the competent authorities had already examined the proposal and found it to be substantially compliant with applicable regulations.</p>
<p class="isSelectedEnd">The dispute dates back to 2025, when the activist challenged the CRZ approval granted for the project before the National Green Tribunal. The NGT had dismissed the appeal after finding no procedural irregularity in the approval process and ruled that the proposed expansion satisfied the requirements under the Coastal Regulation Zone Notification, 2019. Tuesday's Supreme Court order effectively upholds that decision.</p>
<p class="isSelectedEnd">The renovation plan involves the addition of two residential floors to the existing six-storey annexe building within the <em>Mannat</em> property. According to documents placed before the courts, the project had already secured approvals from the Municipal Corporation of Greater Mumbai and the Maharashtra Coastal Zone Management Authority before construction was proposed.</p>
<p class="isSelectedEnd"><em>Mannat</em> remains one of Mumbai's most recognisable landmarks and attracts thousands of fans each year, particularly on Shah Rukh Khan's birthday when the actor greets well-wishers from the residence. The planned expansion has drawn significant public attention because of the property's location along the Bandra seafront and its status as one of the city's most famous celebrity homes.</p>
<p class="isSelectedEnd">With the Supreme Court refusing to entertain the challenge, the CRZ clearance remains valid and the Khans are now free to proceed with the renovation in accordance with the permissions already granted by the authorities. The ruling also brings an end to a legal dispute that had delayed the redevelopment plans for more than a year.</p>
