Indian cricket legend Sachin Tendulkar has made a major real estate investment in Lonavala, Maharashtra, purchasing nearly 3.86 acres of land for approximately ₹70 crore. The transaction was completed through three separate conveyance deeds registered on September 4, according to property registration data accessed through Zapkey.

The properties are located in Lonavala’s Maval taluka and together cover around 15,601.78 square metres, equivalent to nearly 1.68 lakh square feet. The deal also includes an existing built-up structure measuring around 2,100 square feet.

Three Transactions, ₹70 Crore Deal

The total consideration across the three transactions is approximately ₹70 crore. The largest transaction involved a 3.09-acre parcel, for which Tendulkar paid around ₹63.69 crore.

The other two transactions were valued at approximately ₹4.56 crore and ₹1.75 crore, respectively. Together, they take the total value of the acquisition to around ₹69.99 crore.

The transaction was not structured as a single purchase. Instead, three separate conveyance deeds were registered, covering multiple land parcels and ownership interests.

Full Ownership of Largest Plot

Property documents show that Tendulkar acquired 100 per cent ownership of the largest 3.09-acre parcel.

For the other two properties, the former India batsman acquired a 50 per cent undivided share. The two transactions cover land measuring 2,302.27 square metres and 803.93 square metres, respectively.

The properties were purchased from Nandan Dhananjay Mehta and Vivaswat Dhananjay Mehta, according to the registration documents.

₹4.20 Crore Stamp Duty Paid

The high-value transaction also involved substantial statutory payments. Tendulkar paid approximately ₹4.20 crore in stamp duty, while registration fees amounted to around ₹90,000, according to the property records.

Based on the combined consideration and transacted area, the blended effective rate across the three conveyance deeds works out to roughly ₹4,168 per square foot, according to data cited from Zapkey.

Lonavala Emerges as Property Hub

Lonavala, located between Mumbai and Pune, has long been a preferred destination for second homes, holiday properties and luxury villas.

Its proximity to both major cities, along with its hills, greenery and monsoon appeal, has attracted high-net-worth individuals, celebrities and investors. Real estate experts have also identified the Mumbai-Pune belt as a strong market for second-home properties.

Tendulkar’s latest acquisition adds to this trend of prominent personalities investing in large land parcels in and around Lonavala.

Purpose of Property Not Disclosed

While the registration documents establish the details of the purchase, there is no confirmed information yet about how Tendulkar plans to use the newly acquired property.

The land could potentially serve as a private retreat or second-home investment, but any specific purpose would be speculative unless confirmed by Tendulkar or his representatives.

Reports said queries sent to Tendulkar’s representatives regarding the transaction had not received a response at the time of publication.

A Significant Real Estate Investment

The Lonavala purchase marks another sizeable addition to Tendulkar’s property portfolio. The former India captain has previously been associated with high-value residential properties, including his Mumbai residence and a villa in Alibaug.

The latest transaction, however, stands out because of its scale, with nearly four acres of land acquired through multiple registered deals for close to ₹70 crore.

For now, the registration records provide the clearest picture of the transaction: Tendulkar has secured full ownership of one major parcel and partial ownership of two others, making the Lonavala acquisition a substantial new real estate investment.
