Senior Trump administration officials have circulated a detailed proposal to transform war-devastated Gaza into a futuristic coastal metropolis, complete with luxury resorts, high-speed rail, and AI-driven infrastructure.

The plan, dubbed "Project Sunrise," estimates costs at $112.1 billion over the first decade, with the U.S. positioned as a key financial anchor through grants and loan guarantees totaling nearly $60 billion.

Jared Kushner, President Trump's son-in-law and former adviser, and Middle East envoy Steve Witkoff led development of the 32-slide presentation over the past 45 days, consulting Israeli officials and business leaders.

It envisions Gaza as a "Middle East Riviera," featuring beachfront hotels, marinas, innovation labs, free trade zones, and renewable-powered smart grids. A high-speed train network and modern roads would connect revitalized areas.

Phased over 10 to 20 years via public-private partnerships, the blueprint starts with debris clearance—estimated at 68 million tons—and temporary housing, progressing to economic hubs in Gaza City and a new administrative center in Rafah.

Remaining funds would come from Gulf states, Europe, and international investors. One projection forecasts $55 billion in returns from coastal development after year 10.

The proposal assumes Hamas disarmament and follows a recent ceasefire. Officials have pitched it to Egypt, Qatar, Turkey, and Gulf nations amid phase-two talks.

Gaza's two million residents face unclear relocation during reconstruction, with only temporary shelters mentioned.

Experts highlight immense hurdles: massive rubble removal, unexploded ordnance, governance voids, and political sensitivities. Over 65,000 Palestinians died in the two-year conflict, leaving vast destruction.
