GST 2.0 Promises Cheaper Housing, But No Relief for Buyers

Under GST 2.0, falling cement prices should make homeownership more affordable—yet customers are not seeing the expected benefits on the ground.

 

The central government has reduced the GST rate on cement from 28 percent to 18 percent. This means the GST rate on cement has been reduced by 10 percent. In the capital city of Raipur, the price of cement was ₹310-305 per bag at wholesale and ₹320-330 per bag at retail. After the GST rate reduction, cement should have become cheaper by approximately ₹20 to ₹25 per bag, but retailers are still selling it to consumers at the old price.

It has been reported that after the implementation of the new GST rate, cement companies have reduced the price of cement by ₹20 to ₹25, but retailers are still selling it to customers at the old rates. Consequently, ordinary consumers are not receiving the direct benefit of the GST rate reduction on cement.

Reduction in Construction Costs: The reduction in cement prices will benefit consumers across all segments, both in rural and urban areas. This will have a direct impact on construction costs. This will reduce the cost of building houses, making it easier for ordinary people to build houses. Common consumers can get a lot of relief due to reduction in the price of cement by Rs 20 to 25 per bag.
